How this calculator works

  1. Road width picks the row in Tables 15/16 of the Jharkhand Building Byelaws 2016. That row gives the FAR, the height limit and whether commercial use is allowed.
  2. The urban body's cap (Annexure III) can lower the FAR. For example, most councils allow 2.0.
  3. Height is the lower of the table limit and 1.5 × (road width + front setback) (cl. 40.1.1).
  4. Setbacks: front and rear come from Table 8 (by plot depth) and sides from Table 9 (by plot width), for buildings up to 10 m, 13.3 m or 16.4 m tall. Above 16.4 m, the high-rise table applies.
  5. Ground coverage is capped at 70% (plots up to 235 m², height up to 10 m), 60% (up to 1,000 m² and 16.4 m) or 50% (larger or taller) (cl. 37). Commercial buildings are capped at 50%.

Non-residential use also needs a road of at least 9 m, and offices need 12.2 m (cl. 34.5).

Small plots: the easy route

Houses on plots up to 300 m² (about 3,230 sq.ft), up to G+2 and 10 m tall, can use the cl. 10.8 route. The owner files a Form-X notice 60 days before construction instead of waiting for a full sanction. Basements are not allowed on this route.

Other rules the calculator checks

  • Rainwater harvesting is mandatory on plots of 300 m² or more.
  • High-rise means 16.4 m or more. It needs a plot of at least 1,000 m²; buildings over 13.3 m need at least a 6.1 m road.
  • Fire NOC is needed for buildings 15 m or taller, or with more than 500 m² on any floor.
  • Solar water heaters are required in houses with a plinth area above 150 m².
  • Balconies may project 0.9 m (setback 2–2.5 m) or 1.2 m (setback over 2.5 m). The 2021 amendment changed these rules, so check the latest text.

Questions people ask

How many floors can I build in Ranchi on a 20 ft road?

On a 20–25 ft (6.1–7.5 m) road, the byelaws allow FAR 2.0 and up to G+4 / 16.4 m. On small plots the setbacks and ground coverage usually limit you to fewer floors. Enter your plot above to see the exact number.

What is the ground coverage limit in Jharkhand?

70% for plots up to 235 m² with buildings up to 10 m, 60% for plots up to 1,000 m² and 16.4 m, and 50% above that. Commercial buildings get 50%; an April 2026 amendment reportedly allows up to 65%.

Do I need map approval for a small house?

For plots up to 300 m² and G+2 within 10 m, you file a Form-X notice 60 days before starting, through a licensed architect or engineer on the BPAMS portal.
