Know the permit fee before you apply. Uses Patna Municipal Corporation's official fee schedule and the Jharkhand byelaw fee table, plus the 1% labour welfare cess charged with the application.

Patna Municipal Corporation (per m² of built-up area)

Plus ₹100 pasting/scanning fee. A development fee per kattha applies only in certain colonies. Other Bihar towns use the same byelaws, but local rates may differ.

Above 500 m² the rates are higher. Minimum fee ₹2,000. Non-residential pays double; charitable and religious buildings pay half.
Labour welfare cess
Under the Building and Other Construction Workers Welfare Cess Act, 1996, 1% of the construction cost is collected, usually along with the plan approval. In Patna it is worked out from CPWD plinth-area rates.
